The Current Planning Division, a division of the Department of Planning, enforces the County's Zoning Ordinance by processing and analyzing petitions for changes in zoning, special procedures, and variances to the zoning regulations. The Current Planning Division also researches and proposes ordinance amendments to ensure that the Zoning Ordinance is effective in regulating land use. Additionally, the Division conducts and coordinates plan reviews of commercial, industrial, and residential development in unincorporated St. Louis County by the St. Louis County Planning Commission. The Board of Zoning Adjustment (BZA) is a three-member body of citizens appointed by the County Executive, subject to confirmation by the County Council, to hear appeals from land-owners in the unincorporated area from the strict application of the regulations of the St. Louis County Zoning Ordinance. The Board was established to hear variance requests relating to yard setbacks for buildings, structures and parking areas, sign size requirements, reconstruction or alteration of non-conforming structures, and interpretations of the intent of the Zoning Ordinance.

The Current Planning Division also oversees the division of land for unincorporated St. Louis County. In addition, the Division is responsible for the calculation, collection, monitoring, and management of escrow accounts for public improvements in subdivisions. For more information on the subdivision process, see the Zoning and Subdivision Information page.
